CompletedLe Hameau Vert (“The Green Hamlet”) is a pioneering residential development in Versoix, Canton of Geneva, designed to set a new benchmark for sustainable community living. The project involved the acquisition and redevelopment of an underutilized plot into an exclusive enclave of high-performance, eco-friendly homes.
The primary challenge was to create a development that was not only profitable and architecturally significant but also achieved the highest Swiss Minergie-P standards for energy efficiency. The vision was to blend modern luxury with a deep commitment to ecological responsibility and community well-being.
Our Role and Strategy
A. Real Constructions SA acted as the lead capital partner and project supervisor. Our role encompassed the entire project lifecycle, from initial opportunity analysis and capital structuring to overseeing the design and construction phases.
Our strategy was centered on three core principles:
- Capital-First Leadership: We provided the primary equity investment, allowing for full control over quality and adherence to our strict ESG criteria.
- Sustainable Innovation: We mandated the use of locally sourced, sustainable materials, advanced geothermal heating systems, and green roof technology across all units.
- Community-Centric Design: The layout was designed to foster interaction, with shared green spaces, pedestrian pathways, and a central community hub, while ensuring privacy for residents.
Outcome and Impact
Le Hameau Vert was successfully completed on schedule and within budget, achieving full Minergie-P certification. The development sold out prior to completion, demonstrating strong market demand for high-quality, sustainable housing.
